Our Approach
The Triangle Approach to Commissioning
SSRCx firmly believes that commissioning transcends any one or two phases of a construction project. Just as there are three phases in the life of a project (Planning and Design/Construction/Operational), there also are three phases in the commissioning of a project. We refer to our approach to commissioning as the Triangle Approach.
Planning and Design Phase:
The Planning and Design Phase brings together the owner, design team, preconstruction manager and commissioning specialist to define intent, owner’s project requirements, project goals and commissioning expectations. This process includes commissionability reviews, commissioning specifications and the commissioning plan.
Since SSRCx has commissioning professionals with design backgrounds (PEs), we can interact in this phase with a familiarity that breeds cooperation among all parties.
Construction Phase:
During the construction phase, our team reviews installation of equipment and systems, executes functional performance tests and diagnostics, works with the contractor and owner to address deficiencies and completes and verifies training. The components of this phase are:
- Schedule integration
- Meetings and site visits
- Submittal review
- Systems installation verification
- Intermediate commissioning reports
- Acceptance of final commissioning reports
With a seasoned team of construction experts, SSRCx brings a level of expertise that allows for quick and complete resolution to field construction issues.
Operational Phase:
The commissioning authority develops a plan to monitor building performance over time and implements other ongoing commissioning activities as needed to help keep the systems operating at their peak efficiencies. Our team includes facility operations experts as well as certified energy managers (CEMs), providing a critical analysis of your ongoing systems and their functionality.
This phase includes:
- Opposed season report
- Preventive maintenance plan
- Warranty reviews
- Benchmarking
- Re-commissioning plans
